BUYERS, Did your last Realtor...
    Prepare a Comparable Market Analysis
    of the property BEFORE you made an
    offer to ensure you didn't over-pay for
    the property?

    Check the Listing History of the Property
    before you wrote an offer to see if the
    Sellers raised the price?

    Order an O&E Report to See if the
    Sellers were Financially Motivated  (i.e.
    are they upside-down in their mortgage
    due to 2nd mortgages)?

    Check to see if there were any open
